4. Costs

 

When considering submitting a planning application a considerable amount of thought should be given to the cost of such work. Including:

  • Price of additional land as follows (up to the maximum allowed of 63.17 sq. m – 680 sq. ft.) Please note that the following costs are correct at 22nd February 2016 and are subject to review. 

 

  • £400 for each extension up to 55.74 sq. m (600 sq. ft.) and £376.74 per sq. m (£35 per sq. ft.) for the additional area up to 7.432 sq. m. (80 sq. ft.).

    • Example 1 - Metric

      • If the existing chalet is 45 sq.m and the proposed is an additional 8 sq.m, the cost would be £400.

      • However, if the existing chalet was 57 sq.m and the proposed was an additional 6 sq. m, the cost would be £2,260.44 (6 x £376.74).

    • Example 2 - Imperial

      • If the existing chalet is 484.4 sq. ft.  and the proposed is an additional 86.11 sq. ft., the cost would be £400.

      • However, if the existing chalet was 613.5 sq. ft.  and the proposed was an additional 64.58 sq. ft., the cost would be £2,260.30 (64.58 x £35).

  • Legal Costs.

    • Chalet owners are required to pay the Management Company’s legal costs.

    • There is no set fee for this and we are unable to quote a figure. This cost is worked out on a time basis.

  • Re-Instatement of amenity land to its original form.

  • Architect Fees.

  • The labour and materials costs associated with the build.

  • Cornwall County Council's Planning and Building Regulations fees.

  • South West Water's fees (If applicable).

  • Any other related costs.

 

A fully refundable deposit of £500 will be required for all building work forfeit in whole or in part if procedures are not adhered to and not in line with the Building Work Permit. This procedure is to enforce health and safety requirements and to ensure adherence to permitted working times. It will be returned in full if no problems are encountered, but in the event of difficulty the Board's decision on whole or part retention is final.

 

Please note that it is the owner’s responsibility to ensure all works are carried out in line with the company procedures including the management of any contractors enlisted to carry out such work.

 

The deposit will be required to be paid in full before the company will issue a Building Work Permit for the works.

You can rest assured that the Management Company will act decisively and quickly to move things forward as each step of the process takes place, but it is not within our power to short circuit the procedures.
